Whether or not it's your first time buying a home, the mortgage process can seem a little overwhelming to tackle. Luckily, by working with a Mortgage Professional, you have someone in your corner every step of the way. Think of us like your mortgage coach. We're here to answer any questions, get you the perfect mortgage, and ultimately into your very own home.
Why Work With a Mortgage Broker?
A Mortgage Broker acts as the middle-man between you and the banks. Unlike the banks, we have access to a wide range of lenders so we can shop around to make sure you are getting the best product available. Working with a broker helps to ease the process. We're your guide through this process, and best of all, it costs you nothing to use a Mortgage Broker! We're paid a commission from the banks once your mortgage funds, meaning we're a free service to you.
What is the Process to Getting a Mortgage?
The mortgage process all starts with speaking to a mortgage professional to find out where you stand. We will help assess your current situation to see if you are ready to buy, if not we'll help get you in a position to buy in the future. We will then gather all the information from you and begin a pre-approval to find out your exact budget so you can begin shopping. Once you have found your dream home, you will make an Offer to Purchase subject to financing, and we will submit your file to the lender for approval. Upon approval, we will work together to gather all appropriate documentation to remove your financing condition. After that is complete, you will meet with your lawyer approximately a week before your closing date to finalize the paperwork.
Getting Pre-Approved.
Getting a pre-approval before you purchase is not mandatory, however it can be beneficial as it helps you get an exact value of what you can afford. When you meet with us, we will review your entire application to let you know exactly what you can purchase, from their you will be able to shop with confidence. Having a pre-approval is not only beneficial for knowing how much you can purchase, it also helps you look prepared to potential sellers. This may help them accept your offer over competing offers, as they know you are a serious buyer.
